rue influence can’t be achieved through intimidation or coercion. It’s not the kind of thing that comes with title, clout, or a corner office, but rather from a person’s ability to inspire and motivate those around them. If ever there was a time to look to our local influencers for guidance, it is now. The pandemic has presented each one of us—from CEOs to school children—with challenges. Yet thanks to Palm Beach County’s wealth of local folks who are working together to influence things for the better, our area is bustling. Turn to page 12 for our story on how tourism—a veritable backbone of South Florida’s economy—has reemerged in the wake of COVID-19induced travel restrictions (and learn about some of the ways that it has been forever changed). Real estate in our palm-studded paradise boomed during last year’s lockdown. On page 14, we explore what’s next for the local housing market. And for those looking to expand their post-pandemic portfolios, we’ve got a primer in SPACs (special purpose acquisition companies)—a little-known avenue for investors who want to raise capital to acquire existing private companies and take them public—on page 16. Selecting Palm Beach County’s most influentia and inspiring people to include in our third annual issue of The Palm Beach 100 was no simple exercise. As always, we started with obvious superlatives, such as leaders of the area’s largest companies, managing partners of big firms, presidents of professional organizations, and heads of top nonprofits, educational institutions, civic organizations, and arts groups. But we also looked for executives serving on charitable boards, do-gooders spearheading programs for their communities, and local residents creating opportunities for other Palm Beachers. We sought nominations (and received a record number of submissions) from the public to identify unsung local influencers. And then our editorial team met to narrow the list.

Along the way, we found that casting a wider net and stepping beyond traditional definitions of what makes someone influential seeds a much more fascinating group of honorees. Perhaps it depends on how you define influence—wh ther it derives from position or perseverance. Some of our new honorees haven’t landed a spot in the C-suite, but I’ll bet they’re on their way there. This year, we’re proud to present you with a mix of new and returning leaders on page 18. Together, they make the Palm Beaches the world’s most unique place to live, work, and play. Transformed Tourism Why not even a global pandemic can tamp travel to our sunny shores for long By Skye Sherman

I

f you’re an avid traveler or among the millions employed by the tourism sector, you know that the hospitality industry suffered one of the pandemic’s hardest hits. Travel was dealt a serious blow, but it has risen again from the ashes—at least in Palm Beach County.

Keeping it Clean Local institutions have been forced to evolve, adjusting long-established practices for welcoming and cleaning up after guests and the way basic procedures like food service and safe transit are handled. “As an enduring 125-year-old property, we know very well that change is necessary to thrive, not just survive,” says Paul Leone, CEO of The Breakers. As an organization that has made “rigging for bad weather” part of its long-term strategy, The Breakers chooses not to judge the changes wrought by COVID-19 as good or bad, he adds. When the resort reopened in May 2020, its leadership launched the comprehensive B SAFE Health & Safety Initiative, which aims to quell the spread of COVID-19 through updated employee practices and cleaning protocols. Leone says the procedures “will remain embedded in our culture for the foreseeable future.”

Laura Beebe, director of airports for Palm Beach County, also sees permanent changes to the status quo. While airports have always prioritized the security of passengers, she says, the pandemic led to a broadened focus on the safety of the airport environment itself. “Early in the pandemic, [Palm Beach International Airport] developed a comprehensive plan to ensure best practices were implemented in line with rapidly evolving industry standards to reduce the spread of germs and viruses in the airport environment,” Beebe shares. Along with many other local businesses, PBIA was awarded a GBAC STAR Accreditation, which signifies that the facility is equipped to handle infectious disease outbreaks and biohazardous situations. According to Beebe, the measures PBIA adopted as part of this plan are permanent.

Getting There The travel experience—getting to your destination, checking in, and getting comfortable—has changed, perhaps forever in some scenarios. But not all of tourism’s forced evolutionary leaps are negative. Consider the accelerated embrace of nextgen technology like touchless transactions and temperature screenings; enjoy the lax cancellation policies while they exist. Mask

mandates and social distancing rules may flu tuate with the surges, but pandemic-wrought changes to operational practices—think rigorous sanitization schedules, reservations for certain amenities, and hygiene kits upon check-in—are likely here to stay.

Shifting Demographics Another shift in PBC tourism comes in the form of who is visiting our area—and for how long. “We have seen heightened interest from the drive market looking for staycations, especially among local, tri-county, and statewide visitors,” says Leone. In addition, longer-lead reservations are coming in at a record pace, and domestic travel is at peak levels, especially from the Northeast and Mid-Atlantic. “With growing confidence in air travel, we are already experiencing a rise in bookings from other U.S. markets as well, notably from Texas and California,” he says. Adds Beebe, “The decline in international travel resulted

in an increased demand for domestic travel, particularly to strong leisure destinations like the Palm Beaches.” Plus, reduced demand for business travel has led airlines to focus more on the leisure traveler—a trend Beebe predicts will continue. Overall, the outcomes of the pandemic have been inconvenient at best—there’s no denying that. Many once-popular destinations have been on life support, but fortunately, Palm Beach County has bounced back and remained abuzz—with some Q2 metrics, (like room nights sold) surpassing 2019’s numbers. “The pandemic has shown us how resilient of a community we are,” says Jorge Pesquera, CEO of Discover the Palm Beaches. And the road ahead looks bright: “During Q2, visitation from traditional drive markets was up significantl , as were many of our key fly markets. International travel and group business have not yet recovered, but we expect the same demand surge from these markets once conditions are more favorable.”

The pandemic fueled an unprecedented real estate boom in Palm Beach County. Where’s the market headed next? By Lola Thélin

P

alm Beach County has never been so popular, particularly its real estate market, which Florida Realtors reported to have experienced a 33.7 percent increase in closed sales during the 12-month period of June 2020 to June 2021. The good news continues with data analysis by real estate website Zillow noting Palm Beach County home values have appreciated nearly 18.1 percent over the past year. The reason for the popularity is a perfect storm, which includes the lure of tax incentives, year-round warm tropical environment, and more home-based work opportunities. “Those [reasons] you may not think of initially, which are very much on buyers’ minds equate to overall quality of life: safety and security, not only the safety and security of the investment, but the safety and security of loved ones,” adds Suzanne T. Frisbie, who serves as senior brokerage director for Palm Beachbased Frisbie Group. Of course, Palm Beach County is not the only county experiencing this real estate boom. The influx has been happening for the past 18 months, with on average 1,000 people per day moving to the Sunshine State, explains Karen Johnson, president of Broward, Palm Beaches and St. Lucie Realtors®. In Palm Beach County this boom translates to a Karen Johnson

median sale price of $500,000 as of July 2021, up from $399,000 a year prior for a single-family home, a 25.3 percent increase. The dollar volume in sales from June 2020 to 2021 has gone from $995.8 million to $2.2 billion, a 119.4 percent increase. The median time to contract is 10 days in July 2021 versus 53 days the year prior, an 81.1 percent decrease. Zoom in on the Palm Beach Island market, and the numbers are astonishing. According to Corcoran Group’s quarterly report, the closed sales volume was a record-high of more than $1.5 billion. The island’s median and average prices for single-family homes rose 19 to 24 percent respectively, versus last year. “In my 41 years in the industry, I have not seen a market like this,” says CEO and President of The Keyes Company/Illustrated Properties Mike Pappas. “We are having a record-breaking year—up 83 percent over last year.” Mike Pappas Supply is short and fast moving. Pappas advises buyers to be ready, from being pre-approved for their mortgage to keeping their inspections short, deposits strong, and contingencies removed. In addition, the strong increase in equity due to escalating prices has convinced many local homeowners to take advantage of the strong market and become sellers themselves. Pappas has met with many local homeowners who are surprised at the strong increase in equity they now have due to the escalating prices. “However, some have unrealistic pricing, not based on comparative closed sales data, so you educate as

Investing with Purpose What you need to know about SPACs—and why you should proceed with caution By Judy Martel

S

SPAC, but investors are still putting their faith in the sponsor’s ability to do the proper research, Butchey explains. For an example of one SPAC investment that didn’t turn out as planned, Butchey points to the electric-vehicle company Nikola. “The original SPAC originators didn’t dig deep enough,” she says, and when the media reported that Nikola allegedly exaggerated claims about vehicle performance and production from the beginning, short sellers came calling and helped drive the stock valuation down, potentially leaving SPAC investors with a loss. “With any equity investment, whether in an individual company stock or a SPAC, shareholders should be looking at making money over the long term and holding it for at least 10 years while continuing to follow the company and do due diligence,” Butchey notes. An immediate payoff from a SPAC IPO can be huge, and the hope is that the investment will continue to grow. But there’s always a possibility prices will flu tuate wildly, particularly because it’s not unusual for SPACs to often invest in start-up companies, which are considered riskier than blue-chip company stocks. If shareholders panic, they could sell at the wrong time and take a loss. What’s more, cashing in on an immediate price increase will have tax implications that Butchey says are often overlooked; taxpayers will owe short-term capital gains tax on any shares sold within a year. Butchey encourages investors to view SPAC investing with the proper risk perspective because she believes it is appropriate only for the sophisticated individual willing to take a gamble. “Investors are hoping these SPAC originators will find the next big company, and I’ve seen people lose money basically at the flip of a coin ”

PACs (special purpose acquisition companies) might well be the exciting new investment kids on the block. A decade ago, these entities—formed for the sole purpose of raising capital to acquire existing private companies and take them public—were little-known outside the financial community. But within the past year, they’ve emerged from the shadows, driven in part by some notable initial public offerings (IPOs) such as spaceflight company Virgin Galactic and online sports betting company DraftKings. Investors seeking a big payoff from buying into a company before it goes public can purchase shares of SPACs through a brokerage account. They are typically more accessible to the average investor than a more traditional IPO managed by investment bankers, and they can also circumvent some of the red tape, giving them more agility in the marketplace. But the relative speed and ease with which they can operate is the very reason potential investors should use caution when investing in SPACs, according to Deanne Butchey, a teaching professor in the department of finance at Florida International University and a former investment banker at Credit Suisse. “Investors often want to jump on the bandwagon immediately and don’t dig deep enough in their due diligence,” Butchey says. “They are relying on the expertise of the originator of the SPAC.” SPACs are sometimes referred to as “blank check companies” because investors put money in without knowing what company will eventually be acquired. Typically, if the SPAC doesn’t purchase a company within two years, the money is returned to the investors. The originators, called sponsors, are highly regarded experts in a particular field and often have a target company in mind when forming the

Co-Founder The Promise Fund Brinker began her journey with a promise to her dying sister, Susan G. Komen, that she would do everything possible to end the pain and hopelessness caused by breast cancer. In one generation, the organization that bears Susan’s name has changed the world. In 2010, Brinker released her New York Times best-selling memoir, Promise Me, an inspirational story of transformation from bereaved sister to the leader of the ongoing international movement to end breast cancer. From 2001 to 2003, Brinker served as U.S. Ambassador to the Republic of Hungary and served as U.S. Chief of Protocol from 2007 to 2009. In 2018, Brinker spearheaded the creation of The Promise Fund of Florida, a nonprofit organization whose mission is to improve the outcomes and reduce deaths from breast and cervical cancers in South Florida. One of the nation’s top amateur woman polo players, Ganzi is team captain of Seminole Casino Coconut Creek. She co-founded the World Polo League, the only 26-goal polo held outside of Argentina. Chairman of the Board of Directors Lighthouse for the Blind of the Palm Beaches Appointed by successive Florida Governors to serve consecutive three-year terms on the Florida Rehabilitation Council for the Blind (which is an Advisory Council for the Florida Division of Blind Services), Mickens is a two-time Paralympian in goalball, having competed in 2004 in Athens (where he won a bronze medal) as well as in 2008 in Beijing.
